Step 1 of 3: Equipment
Unfinished basement with exposed wood joists, galvanized round and rectangular ductwork, a concrete block wall, a stacked pile of split firewood, wood stud framing at right, and sawdust on the concrete floor.

Half the homes in Garfield County, Montana were built in 1978 or earlier (2020-2024 ACS 5-year). Water heaters running in houses that old are often on their second or third replacement unit, and each generation of equipment narrows the field of compatible parts still in production. When a contractor opens a failed unit here, the repair path forks on that question: what the system takes, and whether a supplier still stocks it. A system whose parts have been discontinued moves straight to replacement, and that is a different job with a different bill.

The Parts of a Water Heater a Contractor Checks First

Isometric cutaway illustration of a small house with a dark shingled roof, showing an interior with a cylindrical water heater, pipes running to a flue through the roof, a bathtub, sink, toilet, and simple furniture.

The tank is what most homeowners notice: a tall insulated cylinder that sits in a utility room, basement, or garage and holds a standing supply of hot water. The burner or heating element sits at the base or inside the tank and is what actually raises the water temperature. Either of those is where a contractor looks when hot water stops arriving or arrives lukewarm.

The pressure relief valve mounts on the tank's side and releases if pressure inside climbs too high. A thermostat, either on the tank itself or wired to the burner, controls the target temperature and is a frequent source of inconsistent output. The anode rod runs down through the tank's interior and slows corrosion from the inside out.

The drawing shows a general layout of these components, and a licensed contractor determines what applies to the specific unit and setup in your home.
